    Dear Andy,

    Habitation Development Group, represented by Ken French, presented development plans to the Oakley Community Council at its June 4 public meeting. These development plans are for land located on Wasson Way that borders the neighborhoods of Oakley and Hyde Park. The project is called City Homes at Wasson Way.

    During the June 4th Oakley Community Council (OCC) meeting, the OCC passed the following motion: We move to support for the concept of six single family homes on Wasson Rd as presented by Ken French at the OCC meeting on June 4th. This support is subject to continuing review of the development from the city and feedback from the community advisement team.

    This motion passed unanimously.

    To whom it may concern,

    Justin Doyle Homes, represented by Michael Heines, presented development plans to the Oakley Community Council at its June 4th public meeting. These development plans are for a development on Isabella Ave located in Oakley. This is close to the intersection of Isabella Ave, Paxton Ave, and Wasson Rd.

    During the June 4th Oakley Community Council (OCC) meeting, the OCC passed the following motion: We move to provide a letter of no opposition to the development as approved by the city and presented to the OCC. This motion passed unanimously.

    Mr. Tidd,

     

    At the Oakley Community Council (OCC) meeting held on Tuesday, August 7, 2018, Bryan Finn presented a proposed addition to his house on the subject property as part of a kitchen remodel, which requires a variance to the subject property’s setback requirement by less than three feet.  Along with his proposal, Mr. Finn also offered to written consent of each of his abutting neighbors.

     

    A motion was made to provide a letter of support on behalf of Mr. Finn to the City of Cincinnati Zoning Administration Department, contingent on the presentation of the written approval of each of his abutting neighbors.  The motion passed uanimously. 

    By this letter, the OCC Board hereby states its support in favor of Brian Finn’s request for a variance of less than three feet to the setback requirement for his house at 3847 Drakewood Drive for the purpose of remodeling the house’s kitchen, contingent on Mr. Finn’s presentation to the City of written consent by each of his property’s abutting neighbors.

                  Re:         Alternative Development Plan at 3133 Madison Rd.

    Mr. Tidd,

    At the Oakley Community Council (OCC) meeting held on February 6, 2108, Nick Lingenfelter, a representative of PLK Communities, presented their alternative development plans for their property located at 3133 Madison Rd. The alternative proposal still indicates the demolition of the vacant 5th/3rd bank, and now proposes the construction of 20 new LEED certified townhomes. Mr Lingenfelter requested that the OCC provide a letter of no objection for relief from the following zoning codes (i) Conditional Use Approval to Section 1409-07 requiring ground floor commercial space, (ii) Special Exception to Section 1409-23 to reduce required transparency along Madison Rd. and Taylor Ave., (iii) Special Exception per Section 1423-13 to eliminate buffer yard requirements allowing for more than one principle structure on one parcel. The OCC also requests this new proposal be subject to the Urban Design Review per Section 1427-07(b). The OCC Board voted unanimously to approve a letter of no objection for the aforementioned conditional use and special exceptions.

    By this letter, the OCC Board hereby states no objection to the alternative development proposal at 3133 Madison Rd. by PLK Communities, as presented to the OCC on February 6, 2018.

                    Re: Proposed development for Planet Fitness in Oakley Station

     

     

    Dear Mr. Briggs,

    At the Oakley Community Council (OCC) meeting held on Tuesday, March 6th, Todd Reyling and Mike Twist presented development plans for Planet Fitness located at Marburg Ave. and Oakley Station Blvd. As this new proposed development is subject to the regulations agreed upon for the development of Oakley Station, The OCC was informed that the owner of this property plans on splitting the aforementioned parcel into two separate buildings, and this letter only addresses the land appropriated for the development of Planet Fitness. Solely regarding the Planet Fitness proposal, the OCC unanimously voted to provide a letter of no objection for the approval of Planet Fitness’ conceptual plans. While the Oakley Station PUD does not specifically fall under or is required to follow the specificities of Oakley’s Urban Overlay Design district, the proximity of this development is of concern and the OCC requests that the City of Cincinnati will consider these specifications during the approval process.
