Exclusions – The following items are not included in this proposal but are available as an additional service, or separate proposal, as needed:

• Signage and/or awnings
• Permit fees, printing, shipping and reimbursable expenses
• Jurisdictional Zoning, Building Department, or Park Board meetings
• Any easements, covenants, variances, appeals, zoning and/or historic review, revocable street privileges, parcel consolidation, or other special hearings/meetings required for approvals
• LEED certification
• Historic preservation tax/grant application, process, and hearings
• Presentation style renderings, digital/physical models [see phase 5, for estimated fees]
• Consultant fees: Mechanical, Electrical, Plumbing, Fire Protection/Alarm, Structural, Civil, Kitchen Equipment, Audio-Visual, Lighting, Interiors, Historic Preservationist, Acousticians, and/or Furnishings
• All other services not identified

Additional Services – The selection, specification, or design for any specialty or custom fabricated light fixtures, plumbing fixtures, audio/visual equipment, kitchen appliances or equipment, bathroom accessories, graphic components, renderings, marketing sketches, models, or visual merchandise, shall be considered additional services. Unless specifically stated, these services are not included in the above fees and shall be billed at our current hourly rates.

Reimbursable expenses, such as reproduction, delivery, permits, mileage, and consultants will be required for this project and are not included in this proposal. Project-related travel, outside of the project area, and expenses including flights, hotel, car rental fees, employee mileage, parking, business meals per diem, and the like shall also be considered reimbursable expenses.
