Real Estate Development:

  • ·         Dewey’s Corporate, Oakley Square – Chuck Lipp & Team
  • o   Dewey’s is looking to purchase the property at 3061 Madison Rd, and use it for their corporate office.
  • o   There are not sufficient parking places there, but they are looking to add spaces behind your current Oakley Square location.
  • o   These spots are further than the 600 foot requirement in the zoning code, would need a variance.
  • o   There was discussion about Dewey’s role in the Tap & Screw issue several years back.
  • o   Dewey’s was going to develop more details for their request and come back to the January 4th meeting.

  • ·         New Oakley Station Development – Mark Hemberger [Potential Vote – Amend PD]
  • o   Link to presentation
  • o   Looking to develop a similar concept to Covington Yard, on vacant property just west of the Anthem building in Oakley Station.
  • o   Need a change to the existing Planned Development (PD) to allow for commercial vs. office usage.
  • o   Motion: Motion to support a Major Amendment to the Concept Plan for PD #64 to allow for the site , which was originally designated for office use, to be developed as an eating and outdoor entertainment venue.

  • ·         Romana & 2094 Madison Site – Josh Pedoto [Potential Vote – Variances]

  • o   There are several variances being requested, several involved variances to the Urban Overlay district.
  • §  Support for a Use Variance for the demolition of a building within the Urban Design Overlay District, that has not been ordered demolished by the Director of Buildings and Inspections.
  • §  Support for a Conditional Use for the ground-floor residential uses.
  • §  Support for a Numerical Variance of two (2) for the three (3) proposed principal structures on a single lot, in excess of the one (1) permitted.
  • §  Support for a Dimensional Variance of 24’ for the proposed 1’ setback on the northwest.
  • §  Support for a Special Exception to reduce the Buffer Yard to 1’ (a 14’ Variance) for the first 52’ of the property facing Romana Place.
  • §  Support for a Special Exception to allow Ground Floor Transparency below 70% along Madison Road and 50% along Romana Place
  • o   Single motion to approve all the variance requests as presented

  • ·         Rookwood Commons Phase 3 – Dutch Cambruzzi [Potential Vote – Variances]
  • o   Working on Phase 3 of their project on Edwards.
  • o   Variance requests are similar to this requested & approved for Phase 1 and 2
  • o   Variance requests:
